In 2007, Riverfront Professionals engaged Elemi to lead the design of a new office building for their partnership. This group includes seven local dentists, all with existing practices that plan to relocate to this facility. The site is located at Riverfront Parkway and M.L. King Boulevard in close proximity to the Tennessee River. The site offers spectacular views from many directions. The new 32,000 square foot building was designed to maximize energy efficiency within a reasonable new office building budget. The design features a passive solar approach toward minimizing cooling demand on the building’s systems. Large sun shades on the East, South and Westof the building will deflect the sunlight from midSpring to early Fall. The building design included installation of very high efficiency HVAC equipment that is expected to operate at 1/3 the cost of standard equipment. The Strauss Company began sitework in August 2009, with the project was substantially complete in June 2010. The U.S. Green Building Council awarded the project a Gold Level Certification in July 2011.
